Question 1

What signs suggest a foundation evaluation is worth scheduling?

Accepted Answer

Patterns such as new or widening cracks, doors or windows that no longer close normally, sloping floors, or water entering where it did not before can justify a closer look. None of these signs proves a foundation problem by itself. An evaluation should consider the location, pattern, change over time, drainage, and the rest of the property together.

Question 2

Do all cracks mean there is structural foundation damage?

Accepted Answer

No. Cracks can have several causes, including normal material movement, moisture changes, or settlement that is not progressing. The shape, position, recurrence, and relationship to other symptoms matter. A qualified onsite evaluation is the appropriate way to distinguish a cosmetic concern from a condition that needs further investigation.

Question 3

What usually happens during a foundation evaluation?

Accepted Answer

The evaluator may review visible interior and exterior conditions, grading and drainage, accessible crawl spaces or other relevant areas, and the home’s repair history. They may also ask when symptoms appeared and whether they change with weather. Ask for the observations, limitations, and reasoning behind any recommendation in writing.

Question 4

Why does Austin context matter when evaluating a home?

Accepted Answer

Soil, terrain, drainage, and seasonal weather can vary across Austin-area properties. Those conditions can change how movement or moisture should be interpreted, so a useful evaluation considers the specific lot and structure instead of applying one explanation to every home. This page is general information, not a diagnosis.

Question 5

Should I compare more than one evaluation or recommendation?

Accepted Answer

For work that is costly or difficult to reverse, comparing written scopes can help you understand what is observed, what is assumed, and what work is proposed. Ask each evaluator to explain alternatives, what would be monitored, and what remains uncertain. RivetCairn’s public directory can help you inspect available evidence, but it does not replace professional judgment.

Question 6

What should I gather before an evaluation?

Accepted Answer

Collect dated photos of cracks or other changes, notes about when symptoms appeared, and any available repair records, inspection reports, drainage work, or plans. You do not need a perfect file. A simple timeline and a few consistent photos can help an evaluator understand what has changed.

Question 7

Which areas should I make accessible?

Accepted Answer

Clear a safe path to visible interior and exterior areas where you have noticed symptoms, along with accessible crawl-space or utility areas if they are part of the home. Move fragile items only if it is safe to do so. Never enter an unsafe space or disturb electrical, plumbing, or structural components just to prepare for a visit.

Question 8

How can I document changes clearly?

Accepted Answer

Take photos from a similar distance and angle, include a wider view that shows the location, and write down the date. Note related observations such as sticking doors, pooling water, or changes after significant weather. Keep observations separate from conclusions so the evaluator can assess the evidence directly.

Question 9

What should I ask before agreeing to repair work?

Accepted Answer

Request a written scope that identifies the observed condition, proposed method, work locations, assumptions, exclusions, permits or engineering considerations where applicable, and warranty terms. Ask what alternatives were considered and how the result will be checked. Make sure you understand which parts are confirmed observations and which are recommendations.

Question 10

What if I am not ready to schedule an evaluation yet?

Accepted Answer

Keep a dated record of changes, address obvious drainage or gutter maintenance that you can handle safely, and avoid covering up signs before they are documented. Monitoring can organize the information you bring to an evaluation, but it is not a substitute for professional advice when movement is worsening or a safety concern is present.

Question 11

Does submitting an inquiry guarantee a provider match?

Accepted Answer

No. Intake does not guarantee a provider match or provider availability. The proposed Austin provider pilot is not active, and the existing provider-profile inquiry form is available only when an intake-enabled Austin foundation-repair provider is available at runtime.
